A smart office starts with indoor climate

When searching for new office space, the first questions usually relate to location, size and parking availability. These factors are important, but one aspect that has a direct impact on everyday working life is often overlooked – indoor climate.

Temperature, air quality and air movement determine how comfortable people feel in the office, how well they can concentrate and how consistent their performance is throughout the day. A good indoor climate is not a luxury; it is a prerequisite for a functional work environment and for motivating people to come to the office on a daily basis.

What does a demand-based climate system mean?

In Kawe’s newer office buildings, a demand-based climate system is used to control ventilation, heating and cooling based on the actual use of the space.

  • The system continuously monitors room temperature, CO₂ levels, occupancy, as well as the temperature and airflow rate of supplied air
  • based on this data, building systems are automatically adjusted to keep the indoor climate stable throughout the year
  • when employees arrive at work or gather in meeting rooms, the system responds immediately to changes in temperature and CO₂ levels by increasing or reducing ventilation, heating or cooling as needed

The result is a consistent and comfortable indoor climate, lower energy consumption and better control over operating costs.

Why is this important for tenants?

  • Predictable costs – building systems operate according to actual demand rather than fixed settings, helping to keep operating costs under control
  • Employee well-being – a stable indoor climate supports concentration and reduces fatigue
  • Sustainability – energy-efficient buildings support companies’ environmental goals
  • Flexibility – the system adapts to changes in space usage and team size

Questions to ask when choosing office space

  • How are indoor climate and energy use managed in the building?
  • Are operating costs transparent and predictable?
  • Which solutions support employee well-being in everyday work?
  • How easy is it to adapt the space as the company grows or work patterns change?

Kawe buildings today

A demand-based climate system is in use in Kawe’s newer office buildings – Kawe City, Norra House and the BOLT building – as well as in the fully renovated Kawe Plaza.

In these buildings, demand-based climate control is a natural part of a high-quality working environment, helping to maintain a stable indoor climate while keeping operating costs under control. In practice, this means that operating costs in Kawe’s newer office buildings start from €2.4 per m², which is significantly below the market average. The demand-based climate system is one of the key factors contributing to this cost level.

At the same time, Kawe’s other office buildings offer flexible and cost-effective solutions for companies whose priorities are a strong location, practical space layouts and a reliable working environment.
