
Norra Office Building construction in Baltika Quarter
15.10.14 Kawe started construction of a new office building in Baltika Quarter. The new building with total area of 13 335 m² will be completed in 400 days. The building, named Norra Office Building („Norwegian House“) will be built by Nordecon. Kawe’s investment is EUR 11 million.
Norra Office Building is a modern 7-storey commercial building with underground car park and total area of 13 335 m². Gross area of the building is 10 244 m² and leasable area is 7 689 m².
According to Kawe’s partner Jaanus Kosemaa, Norwegian partners’ experience in building similar houses was used in Norra Office Building’s design. The building has high ceilings and large windows, and a simple rectangular floor area without columns. Kosemaa said that the aim was to create such a physical environment in the form of this building, in which people can have a pleasant stay.
In order to achieve energy efficiency, automatic solar covers will be placed outside the windows, concrete ceilings will be cooled at night and ventilation will be need-based. Norra Office Building will use Sweden designed and produced so-called complete product, which combines ventilation, cooling, heating and lighting.
The building’s flowing location allows quick access towards Tartu, Pärnu and Peterburi roads. “Tallinn will clearly develop towards the main roads and Baltika Quarter is exactly placed in that direction. At the same time, city center is at a walking distance and several public transportation options to reach Norra Office Building are also available,” Kosemaa adds.
“When we bought Baltika Quarter two years ago, it was clear that the property needs further development. The construction of Norra Office Building is the logical continuation of that,” said Kosemaa. “Current administration of the quarter has given confirmation that the location of the investment is excellent and the new building with its efficient floor plan and accordance to modern energy efficiency norms gives it even more value.”
